Selling your home

Real estate guidance that fits the move you are planning.

We explain your home’s value, recommend preparation, plan the marketing and showings, and coordinate the transaction around your move. You can start with information before deciding to sell.

An explained market assessment

Review comparable sales, current competition, condition and layout. A potential selling range should come with its reasoning and limitations; it is an informed estimate rather than a formal appraisal.

Preparation with cost and effort in mind

Compare selling as-is with selected cleaning or repairs. Ask what each task costs, how much effort it takes and what buyers may notice. We explain where effort is likely to matter and where it may not.

Photography and privacy

Before photography, put away personal papers, family photos, medication and screens showing private information. Discuss what will appear online and which rooms or belongings need particular care.

Comfortable showing arrangements

Agree notice, suitable windows, access and arrangements for pets and daily routines. Discuss any accessibility considerations without sharing private health details.

Occupied or vacant homes

Compare the practical demands of showing an occupied home with maintaining a vacant one. Ask an insurer about coverage requirements and plan security, utilities and regular checks.

Strata documents and property information

Gather relevant documents and review the particular property’s bylaws and current requirements. In 55+ complexes, do not assume age restrictions, occupancy rules or exceptions are identical across properties.

Completion, possession and your move

Review the contract dates alongside the destination’s confirmed arrangements. We plan the dates together and discuss contingencies before you commit.

If a sale and move do not align

Ask about overlapping housing costs, temporary accommodation, storage and keeping the current home maintained. Financing questions belong with a lender or financial professional; contract questions with a lawyer or notary.

Costs and communication, explained first.

Ask for written categories of preparation, real estate, legal, lender and moving costs, and confirm actual amounts with the relevant professionals. Agree how updates will reach you and people you authorize. Family involvement alone does not give someone authority over your property.
