Understanding market value
What a real estate market assessment can tell you, and why it is not a promised sale price.
A planning tool, not a commitment
A market assessment helps you understand how a home may be positioned for sale. You can ask for one while considering whether your home still suits you, without having chosen a destination or decided to list.
Ask for the reasoning
- Which nearby sales were used, and how do their dates and features compare?
- Which current listings would buyers consider alongside this home?
- How do condition, accessibility, layout and strata information affect the comparison?
- What information is still missing?
- What could change the proposed range?
Different kinds of value
A real estate market assessment is not a formal independent appraisal. A property-tax assessed value serves a different purpose from current sale planning. If a lender or legal process requires a particular valuation, ask the relevant professional what is needed.
Look at the whole plan
A possible sale price is only one part of the decision. Preparation, costs, showing arrangements and completion dates matter too. No assessment guarantees a sale price or outcome.
